Each commercial or industrial inspection requires a significant commitment of time, often spanning multiple days for larger properties, depending on the square footage and complexity of the building systems. We factor in the scheduling requirements, coordinating access with all of the involved parties, commuting, and the meticulous proofreading and editing of a final report that can be quite voluminous. This is followed by a comprehensive debriefing with the client and their team, which is equal parts presentation of the findings and an in-depth operational review of the property’s major systems.

Before ordering your inspection, you should know and understand the nature of your inspection contingency window. If in doubt, review your purchase and sale agreement and be sure to call your commercial real estate broker, attorney, or whomever is helping you navigate the acquisition process. All inspections must be carried out in a timely fashion within a prescribed due diligence period, which is clearly defined as a certain number of calendar or business days. The clock starts ticking once the agreement is executed. Here again, if you are not certain, consult with your trusted professional. In all matters of commercial real estate, one concept is paramount: “time is of the essence.” In business, the old adage is “he or she who hesitates is lost.” These two maxims dovetail perfectly, highlighting the sense of urgency necessary to protect your investment and meet your strategic goals.
