Each environmental inspection requires a multi-faceted commitment to the task at hand. The time required while on-site can vary dramatically based on the scope of the assessment and whether the evaluation and testing is performed during the process of an inspection or as a stand alone service. This is followed by a critical period of time coordinating the onsite process, gathering the resultant samples and data, consulting with accredited laboratories and their chain-of custody protocols, and interpreting complex analytical findings. The final step in this process is the debriefing with the client to interpret the scientific findings and to discuss their implications and potential remedies as may be needed. Before ordering your assessment, you should know and understand the nature of your inspection contingency window. If in doubt, review your purchase agreement and be sure to call your Realtor, attorney, or trusted advisor. Any and all testing must be completed within the prescribed period of due diligence, which is a defined number of days after your offer has been accepted. This timeline is critical, as laboratory analysis alone can take several days to complete. Here again, if you are uncertain, consult your trusted professional.
